A traditional terrace house sees significant improvements in design and market performance.

Client Goal: To maximise monthly revenue
Our Result: A significant value-add to the property, and dramatically increased performance on the Airbnb market
Johannes first met this client in 2018, soon after the property had been purchased.
Being a traditional terrace house in Newtown, there were plenty of opportunities to add value to the property through major renovations.
We focused on updating the following areas:
Bathroom
The bathroom was stripped back to the foundations and rebuilt. The new space is simple and functional for Airbnb guests. The bathroom vanity is elevated off the floor which allows for easy cleaning. The bathtub has been removed with a walk-in shower installed in its place, eliminating a potential trip hazard. A sliding door has been installed to replace an original hinge door, freeing up space.
Kitchen
An economical kitchen was purchased from IKEA and installed over a few days by the builders. A simple modern design has lifted the sophistication of the property. The installation of a dishwasher has added to the guest experience.
Back Deck
Originally the kitchen bi-fold doors opened to a sunken and cold backyard. With the installation of the back deck, the kitchen flows out into this space, which is now elevated, creating an inviting outdoor living space that's warmed by the sun.
Furniture
Assessing the target market of an Airbnb property is extremely important especially when selecting furniture. The furniture for this property has been kept simple and functional with a consistent theme throughout.
Small Upgrades
The team are always looking for opportunities to add value to the property, big or small. Since the major renovations, planter boxes have been installed at the front of the house, a privacy screen has been built in the backyard, and palm trees have been planted.
So, what’s the outcome?
With Johannes managing minor works and ongoing maintenance, and the client project managing his own build, the major works were completed over a one-year period from 2019 to 2020. We completed the works between guest bookings, as it was important to the client that we did our best to maintain booking revenue during this period.
As a team, we have added significant value to the property while dramatically increasing the performance on the Airbnb market.
